This is the one page on the site about money, and it does not contain a number. That is deliberate. We arrange stays on boats we do not own, so the rate is the owner's rate for your room on your dates — and we would rather confirm it with him than publish an average that fails you at the landing step.
What we can do is explain exactly what the rate is built from, so that when a quote arrives you can read it and see why it says what it says.
What Grade of Boat You Choose
Houseboats on the lake are graded, and the grade is the single largest influence on price. It reflects the boat's condition, the size and finish of the rooms, the woodwork, the bathrooms and what is provided on board. A simpler family-run boat and a heritage boat with carved cedar lounges are both good stays — they are not the same money.
Grade is not the same as location, and a high grade does not guarantee a quiet mooring. If quiet matters more to you than finish, say so; it changes what we look for and what we quote.
Which Room on the Boat
Rooms on the same boat are not priced alike. A lake-facing room at the front with its own bathroom is the most sought after; a room off the passage towards the kitchen is quieter on price and noisier in the morning. Whether a room is ensuite, how big the bed is and whether it has heating all move the figure.
This is why we ask which room we are quoting and name it back to you. A quote for “a room on the boat” is not a quote.
The Season You Travel In
Demand on Dal Lake is strongly seasonal, and owners price accordingly. The same room can sit in three different price bands across a year without anything about the boat changing. Dates over public holidays and long weekends behave like peak season even when the month around them does not.
How Many Nights and How Many Guests
Number of nights matters because owners treat a stay differently from a single night. Number of guests matters because it decides how many rooms you take, and because extra beds in a room are usually charged separately from the room itself.
For families taking every room on a boat, or two boats moored together, the arrangement is quoted as a whole rather than room by room.
Whether Meals Are Included
Meals are cooked on board, and what is included with the room varies by boat: some rates include breakfast, some include breakfast and dinner, some include nothing and meals are settled with the kitchen. This is the item guests most often misread, so our quotes say which meals are in the price and which are not.
The Three Seasons on the Lake
| Period | What it feels like | What happens to the rate | What to do about it |
|---|---|---|---|
| Peak | The lake is full, the good rooms on the good boats go first, and the boulevard is busy into the evening. | Highest of the year, and the least room for negotiation. Owners hold their price because they can. | Book as far ahead as you can and be flexible about which boat rather than which dates. |
| Shoulder | Boats have space, the water is quieter, and owners still have rooms to fill. | Below peak, with more willingness to include meals or a shikara in the arrangement. | The best value on the lake if your dates are movable. Ask us what is open. |
| Quiet | Few guests, cold nights, and the lake at its emptiest and most photographed. | Lowest of the year. Fewer boats are taking guests, so choice narrows. | Ask about heating before anything else, and let us confirm the boat is open for your dates. |
What a Quote From Us Includes
Every quote we send names the boat, the room, the dates, the number of guests and the meals covered, and states the rate the owner has confirmed for that combination. It also says what is not in the figure so there is nothing to discover on arrival.
- The room on the named boat for the named dates, at the owner's confirmed rate.
- The shikara transfer from the ghat to the boat and back.
- The meals stated in the quote, and nothing implied beyond them.
- Our arrangement with the owner, including any request you asked us to make.
Quoted separately, because they are separate services: airport transfers and cabs, sightseeing, day trips with a driver, private shikara rides beyond the transfer, and anything the kitchen provides outside the included meals.
No payment on this site
There is no online payment here. You settle the stay with the houseboat, and the owner pays us a commission for arranging it — so no booking fee is added to your rate.
Why We Do Not Publish a Fixed Rate
A fixed rate on a page we do not control would be one of two things: higher than the owner's rate, so that it is safe for us, or lower, so that it cannot be honoured when you arrive. The first costs you money. The second costs you your holiday at the worst possible moment — standing on a boat with your luggage, arguing.
By quoting only after we have spoken to the owner, the figure you get is the figure that holds. It also means we can tell you when a boat is not worth its asking price for your dates, which a published list could never do.
How to Get a Real Price in One Message
Send these five things and we can usually quote in one reply:
- Your dates, as a full span rather than night by night.
- The number of adults and children.
- Dal Lake or Nigeen Lake, if you have a preference.
- The grade of boat you have in mind, or what matters most to you instead.
- Whether you want meals included, and any dietary requests.
If you already have a boat name from a friend, a guidebook or an old photograph, send that too. 657 houseboats are registered on Dal Lake with the Kashmir Houseboat Owners Association, and we can approach any of them.

Send Your Dates and We Will Confirm the Rate
One message with dates, guests and meals is enough. We ring the owner and reply in writing with the price for your stay.
